A property investment fund due to hit the market next year is aiming to outdo conventional building portfolios by "future-proofing" its stock, by building to BREEAM Excellent standards and introducing operational issues, such as Travel Plans, into their management.
Known as Sustento, this example of innovation for sustainability was developed by DTZ with Forum for the Future and Kenmore Property Group.
Sustento will combine the development of new and refurbished green offices across Europe with a "green leases" approach to tenant engagement.
The properties will have BREEAM Excellent (or equivalent) standards. The environmental performance will be kept as high as possible throughout their lifetime through regular audits written into the leasing arrangements.
"Engaging occupiers is the real challenge in maintaining buildings sustainably." says Martin Hunt, head of built environment at Forum for the Future. "So many greeen buildings lose their colour through occupancy." says DTZ's Chris Cooper, often because no one is sure whose job it is to keep standards high.
Green leases can include financial penalties, place the responsibilities firmly on the shoulders of both landlord and tenant. The covenant can be tailored to set simple design standards on interior fittings such as desks and partitions. Or it can stretch to operational issues such as travel and procurement plans, or energy and water targets.
